Studio City, for builders and architects
New construction electrical in Studio City.
The hills south of Ventura Boulevard in Studio City are full of teardowns becoming new custom houses on steep, tight lots. County Line Electric is the electrical subcontractor on that work, from the LADWP service application to the LADBS final.
The job
LADWP service, the hillside ordinance, and very little room.
Studio City is a City of Los Angeles neighborhood, so a new house is permitted and inspected by the Department of Building and Safety and powered by LADWP, whose new-service standards, metering and timelines differ from Edison's and have to be built into the schedule. The hillside lots fall under the Baseline Hillside Ordinance, which limits how much house goes on a slope and shapes where the garage, the equipment yard and the service can sit.
On a lot with little flat ground, the electrical plan is mostly a placement problem: where the service lands, where a generator or battery can go within the clearances and the city's noise and setback rules, how long the runs are to the pool and the gate. County Line plans that around the ordinance from the first set of drawings, so equipment is not relocated after the inspector sees it.

Questions from Studio City builders
Who powers new homes in Studio City?
The Los Angeles Department of Water and Power powers new homes in Studio City, because Studio City is part of the City of Los Angeles. LADWP has its own new-service process, and electrical permits come from the Department of Building and Safety. County Line Electric files with both.
Does the hillside ordinance affect the electrical plan?
Yes. The Baseline Hillside Ordinance shapes where the garage, the equipment yard and the service can sit on a sloped lot, which decides where the panel, the generator and the long conduit runs go. County Line Electric plans the electrical around it from the start.
