What is different here

A small city inside a valley the county governs.

The City of Ojai covers the town itself. Most of the valley around it, Meiners Oaks, Mira Monte and Upper Ojai, is unincorporated Ventura County, so an electrical permit there comes from the Ventura County Building and Safety Division rather than the city. Southern California Edison serves the whole valley, and the circuits that run along the foothills of the Topatopa Mountains and the Sulphur Mountain ridge are the kind Edison de-energizes in Public Safety Power Shutoffs.

Many outlying properties have no natural gas main and run on propane, and many have wells, booster pumps and gates that stop when the power does.

Standby power

The well, the gate and the propane tank are part of the design.

A standby generator for an Ojai Valley property starts with the loads that matter there: the well or booster pump with its starting current, the gate, refrigeration, the network and the household circuits the owner chooses. County Line runs that load calculation, selects an air-cooled or liquid-cooled Generac unit from it, and on properties without a gas main coordinates the propane tank and line with the supplier, so tank capacity is evaluated against the loads rather than assumed.

The generator connects through an automatic transfer switch, sits on a pad that meets the manufacturer's clearances and the permitting agency's rules, and is serviced twice a year. The canyon and coast homes page covers backup design for properties like these in more depth.

New construction

Custom homes and rebuilds in the Ojai Valley.

New houses in the valley are often all-electric or close to it, on properties large enough for a guest house, a barn and a pool, with the electrical service, the backup and the low-voltage backbone planned together. County Line works as the electrical subcontractor for builders and owner-builders on that scope, from the temporary power and the Edison service application to the final inspection with the city or the county. The new construction page describes how.

Ojai questions

Who issues electrical permits in the Ojai Valley?

It depends on the address. Inside the City of Ojai, the city issues the permit. In Meiners Oaks, Mira Monte, Upper Ojai and the rest of the unincorporated valley, the Ventura County Building and Safety Division does. Electric service throughout the valley is Southern California Edison. County Line Electric files with whichever agency applies.

Can a generator in Ojai run on propane?

Yes. Where an Ojai Valley property has no natural gas main, County Line Electric installs a propane-fueled Generac standby generator and coordinates the tank, regulator and line with the propane supplier. Tank capacity is evaluated against the loads the household chooses to back up.

Does the Ojai Valley see Public Safety Power Shutoffs?

Yes. Southern California Edison can de-energize the circuits that run through the foothills around the Ojai Valley during high-wind, low-humidity conditions. Properties with wells, pumps and gates are the ones that feel it most, which is why backup power there is designed around those loads.
